I was offered this property — 8 beds, 2 single rooms, 6 doubles, 2 bathrooms, kitchen, licensed. Close to Nottingham Uni. Landlord wants £4,000 guaranteed rent and hands it over as is. In its current state it would achieve £110–£125pw per room maximum. I ran the numbers against the 1.5 rule and 6 month rule and the maximum rent I can offer is £2,700/month. Am I being too picky, are my calculations wrong, or does this deal simply not add up? Any comments or advice appreciated.
