@Sara Ashwood At the moment, I personally don’t handle rental arbitrage directly, but I do know another agent who does it for herself and has experience in that space. Is rental arbitrage specifically what you’re looking for?

Hello, I live in San Diego but looking for our first STR in another state. We are actively hunting and our 60 day goal is to make an offer on a profitable property. our hardest part is picking a market.

You’re askng the right question because market selection can make or break an STR. My advice: don’t chase hype markets. Chase demand, regulations, and numbers. For a first STR, I’d narrow it down to: Beach / vacation markets – consistent tourism and easier demand patterns Examples: Saint Augustine, Daytona Beach FL, Panama City Beach FL, Gulf Shores AL Mountain destinations – strong weekend occupancy Examples: Smoky Mountains TN, Asheville NC area Experience / attraction markets – year-round traffic Examples: Orlando / Kissimmee FL Then pressure test each market: - STR legal and HOA friendly - Occupancy trends - ADR (average daily rate) - Supply growth (too many Airbnbs can make it harder) - Insurance and taxes - Does the deal still work conservatively Biggest mistake I see is people buying where they want to vacation instead of where guests consistently spend money. If you share your budget, financing or cash, self-manage vs property manager, and beach vs mountain vs city preference, I can help narrow it down to a few markets.

@Kelby Fuchs Honestly, I’d rather see you buy slightly below your max budget and use the remaining capital to create a top-performing experience. That’s usually where the real STR outperformance happens not just from the property itself, but from the design, furnishing, branding, and guest experience. would you like to see some options?
