7 day challenge update
Hello everyone, just wanted to give an update on my progress. I finally connected with one of the property managers after a lot of phone tag! Got some preliminary info over the phone and she is going to send me a copy of their agreement, fee schedule etc and get me market rents for the property I’m interested in. How is everyone else doing?

Getting the management agreement and fee schedule is real progress. Those two documents should make the rent and expense assumptions much easier to verify.
Broker
Had a broker ask me for my calculator after he sent over 3 properties and I let him know I ran the numbers but they are not making good financial sense.

Kaycie's advice to send the broker your actual numbers is the right move - the ones who send you the same generic listings after that either stop wasting your time or start pre-filtering for your box, which is the outcome you want either way. Curious what margin/return threshold you're underwriting to that those 3 properties missed - broker relationships get a lot more efficient once they know your actual number, not just "send me deals."

The useful part of this is turning the main point into a decision rule someone can apply this week. I would define the input, the action it triggers, and the metric that confirms whether it worked. A simple weekly review of the leading metric would show whether the approach is working before the final result arrives.
🔨 REPLAY IS UP: The BRRRR Numbers, Start to Finish
Stacy pulled the real records for this one. Not a hypothetical, not a round number example. The actual duplex she bought after 2008 wiped her out, the one that became the foundation of over 2,500 units. Here's what Stacy covered: ✅ Why she chose BRRRR on a small multifamily when she was rebuilding from zero in her early 40s ✅ The $29,750 purchase and $60,000 rehab, and why she wanted the LOWER price with the BIGGER rehab ✅ How an 80/90 hard money loan actually works and exactly what it funded ✅ What she brought to closing: $16,350, broken down to the dollar ✅ Why you need $10,000 to $15,000 liquid just to float contractor draws, and why $30,000 is the safer number ✅ The refinance math: $130,000 ARV, 70% LTV, $91,000 loan, $9,200 cash out ✅ Seasoning requirements, and why a 12 month seasoning kills a BRRRR ✅ How to calculate what is really left in the deal after interest, holding costs, and rent received ✅ The final scoreboard: $8,730 left in, $4,080 a year in cash flow, 46.7% cash on cash, $39,000 of equity created The part that matters most: Stacy was honest that these numbers are not flashy. $170 a month per unit. The point of your first deal is not the money. It's proving to yourself you can do it. She had 3 more deals running within 6 weeks of closing this one. Your homework: • Interview lenders BEFORE you have a deal under contract. Know the terms you are actually working with. • Run this full calculation on a deal you are looking at right now. Cash to close, holding costs, cash out, money left in, cash on cash. • Decide your maximum LTV before a lender tempts you higher. Stacy's is 70%, and the reason is 2008. The financing decision gets clearer when rate, points, recourse, reserves, prepayment, execution time, and stressed DSCR sit in one comparison. The lowest quoted rate can be the more expensive option once structure and downside risk are included. Writing the threshold down in advance also makes the postmortem much more objective.

Welcome. A useful way to get traction here is to name one target market, one strategy, and the next measurable action you are taking. That gives members enough context to connect you with relevant experience and resources. The useful next step is to define the evidence that would change the decision before more time or money goes in.
