Possible Fargo rental house opportunity
Possible rental opportunity I’ve got a house currently for sale. We had 3 offers at 175k when we initially went live 2 months ago. After some crazy stuff out of my control. Nothing to do with the house. (pm for whole story). I am willing to deal big time on this place. If someone would throw 139k my way we could probably make a deal. Should rent all day for $1200 Currently listed at 160k and will stay that way. But for an investor on this page I’m willing to deal. Would love any feedback either way. $139k for a $1200/mo rental is right around the 1% rule (0.86%), so the numbers work on paper before you even get into the discount off the 160k list. Would want to know the reason for the 3 offers falling apart at 175k before jumping on it - if it's something structural that scared buyers off, that changes the math a lot more than the price drop does.

Deal flow, for me. Time and knowledge I can carve out on my own schedule, but I still don't have a reliable enough pipeline of sellers to know if a slow month is normal or a sign something's broken in how I'm sourcing. Erik's delegation point above is the fix I keep avoiding - I hold onto sourcing myself because I don't trust anyone else's read on a seller yet.

What property issue is an automatic deal breaker for you, and what issue would you negotiate around?

For me it's foundation issues or evidence of active water intrusion - you genuinely don't know what's under the surface until you're already committed. Cosmetic stuff, old roofs, dated kitchens, even most electrical/plumbing - all negotiable, just adjust the number. But anything with visible cracking or settling gets a structural engineer's eyes before I'll even think about a price.

repairs, every time. everyone budgets for the paint-and-carpet stuff but the water heater or roof that dies in year 2 never makes it into anyone's first pro forma
