Have been in this for longer than I should have. Should have had a deal closed by now and working on 2nd or 3rd. One question that keeps eluding me. POF requirements before getting T12 and RR at minimal. Or even awarding LOI, must have POF. With your creative financing approaches, how do you respond to POF requirements? For me, loan sponsors vary each deals so means POF will vary each deal. Your thoughts?

@Christian Osgood Would love to hear your response to this. I just hit another offmarket property with this question again. In fact, like 6 or 7 brokers asking same thing all week.

Would you rather run the deal or just own a piece of it?
Some of you want to find deals and run them yourselves. Some of you would rather put your money into a deal and let an experienced operator run it. And some of you would do either one for the right deal. So which one are you? Vote, then tell me why in the comments.

Lack of Capital as beginner. Its a path to walk before can help other experienced operators. I want to own 1,000 doors.
