The RIGHT deal can change your life, this is how to find it.
That’s how most folks fail. They chase any deal… and end up stuck with a money pit. 💸 If the numbers don’t work? If the market’s not moving? If the property bleeds cash? ❌ You’re not investing. You’re gambling. But the RIGHT deal? 🔥 It can change your life. 🔥 It can buy back your time. 🔥 It can set your family up for decades. Here’s what makes a killer commercial deal: 📈 Cash Flow — It needs to pay for itself from day one. No guessing. No hoping. 📍 Location — If you wouldn’t want to own it for 10 years, don’t buy it. 🚀 Upside Potential — Markets about to boom = fortunes waiting to be made. I’ve seen one good deal take someone from burnt out 9–5 to total financial freedom. You don’t need 100 properties. You need one great one. Drop DEAL in the comments and I’ll send you the cheat sheetI I use to find deals that actually build wealth.

JV Opportunity – New 8-Unit Multifamily
JV Opportunity – 2-yr New 8-Unit Multifamily | Rexburg, ID (fully leased) My partner and I are opening one equity position in a newer (2-year old) 8-unit multifamily asset located walking distance to BYU-Idaho. Transaction Snapshot: • Purchase Price: $2.2M • Equity Offered: 30% Ownership • Capital Position: $600,000 The property is cash-flowing from Day 1, with a current appraisal around $2.25M and clear upside through modest rent optimization. JV Partner Economics: • ~$2,000/month in cash flow based on a 30% ownership position • Equity in a stabilized, newer construction asset • Targeted refinance in 8–12 months to optimize capital stack Senior capital is already structured. We’re looking to bring on one aligned partner with liquidity available for a fast, clean close. If you’re looking for passive cash flow + equity participation in a strong college-market multifamily, DM me and I’ll share full details -Adam Text/Call: 916-532-8412 Email: [email protected]

@Kayleb Matthews Hey Kayleb — happy to break it down. At a high level, the deal is cash-flowing day one with roughly $6.5k–$7k/month total NOI, and the JV position nets about $2.6k/month at the 30% level, with additional upside from rent optimization. Shoot me a DM if you want to dig into the numbers and structure in more detail.

Day 1 & 2 Homework: Reply to this post with your deal
Put the link from the crexi.com as a reply this post and that's your day 1 homework Day 2 Homework: run the numbers on your listing Find the NOl for your subject property (or a new one) from crexi.com Calculate the cap rate and run the bank test Determine what the whisper offer would be... If they provide the NOI, estimate using NOI = rents * units * 12 * (1- vacancy rate) * (1 - expense ratio) common vacancy rates are 5-10% common expense ratios are 40-45% The whisper offer is what purchase price will give you a ROI >= 15% Use this tool: https://chatgpt.com/canvas/shared/693db12e7350819193b4ddb90daf7986

@Huey L.McGregor Taking another look at it it looks like it’s a new unit so most likely this was a recent purchase. Not sure if it’s a brand new build or remodel could be a brand new on a piece of land it would appear to be fully leased and did a little digging and on Zillow it looks like they’re renting each unit for about 18,000. I think that listing is wrong because earlier it was showing about four or 5000 per unit which is more realistic But again we’re talking LA so who knows I do have a real deal that I’m currently working with my partner on closing. We are looking to bring on one JV partner to own 30% of this deal in Rexburg Idaho so if you or anyone reading this post is interested, please let me know.

@Huey L. McGregor Hey Huey — appreciate you reaching out. We’re at the final stage and ready to close. We initially explored a more traditional acquisition path, but ultimately pivoted to a Subject-To structure that actually fits this asset much better and preserves flexibility on the capital stack. At this point, the only remaining piece is the right capital/JV partner. We’re looking to work with someone who’s interested in a cash-flowing multifamily asset and sees this as a longer-term hold. The structure we’re offering allows for a few paths — staying in as a passive owner, selling shares back after we increase value, or potentially stepping into a larger ownership position down the line. Happy to share more details and walk through the plan if it sounds like something that could align with what you’re looking for. Best to message me direct - email: [email protected] Thanks, Adam
