October's Member of the Month in Flippinars is @Dana Emakoji. Dana and her son work Alabama as a mother and son team, moving from traditional flips into wholesale. This month she spent real hours out walking her own territory, checking on properties, her own rental, and her realtors in person instead of working from a screen, and leveled up to Level 5 while she was at it. That earned her Member of the Week on October 23, and she finished the month on top of the room's leaderboard. She also did something that never shows up on a leaderboard. When somebody started working a scam angle in the comments, pointing members to an outside WhatsApp number, Dana quietly fed it back to Ty instead of letting it slide: "That person giving out the WhatsApp number is from Canada and they are a scammer. I was feeling them out to report back to you." That is looking out for the room, not just for herself. Thank you, Dana. Same rule for November. He became a paying member on September 30 and has been working a mobile home deal in Walnut, CA ever since. 4. @Steve Hennigan, Member of the Week on October 9, stayed on the board every week after it. 5. @David Veney, a regular face on the 7pm call all month, every week on this list to show it. 6. @Levernare Thomas joined October 4 chasing extra income and positioning, and backed it up with three straight weeks on this board. 7. @Lavaughn Siggers put in real call time this month and it showed up on the board. 8. @Derek Bailey cracked the Room B board for the first time this month. 9. @Ashley Pinson made this list the week of October 19 and held her spot. 10. @Mark Pantak, Member of the Week on October 16. He's 69, coming back out of retirement, and running an unconventional tax lien play across Gadsden AL, Kansas and West Virginia. That's October. Same rule for November: answer somebody's question, post what happened when you actually called, come to the call and raise your hand.

@Steve Hennigan is #1 on this week's leaderboard, and the work behind it backs it up. He is working houses in Louisiana, got five offers out this week on the way to ten, and when a seller came back low or said flat out they do not work with wholesalers, he kept calling instead of stopping. He is also the one who started this week's win of the week thread, which pulled other members out to share their own progress instead of staying quiet. Everybody else, that is the standard. Offers out, not just conversations. Count them, push past the no, and tell the room what is happening.
