Good afternoon noon class..It's been a long weekend of calls..texting, and emails. Mostly with the same results, no answer, left messages. One owner ( a week later) emailed me back, laughing because she had forgotten about this property, she said I could have a look. She sent a link that didn't work, and hasn't responded to my calls yesterday or today. I hope to share this exercise tonight in class. For now second round of contacting these owners again. After that, I'll start with the next set of seventy....yes 70ty.🤣🤣🤣

This week's Member of the Week is @Beverly Winston. Beverly has been working a West Virginia land referral deal with a broker on Taylor Rd, staying on it week after week until it turned into paperwork instead of just a conversation. This week she reported her prior deal SOLD, then came right back and said she has a new one to bring to the call. She sat in Wednesday night's call for 71 minutes working it. That is the pattern that works here. Stay on a lead past the first conversation, keep asking the next question, and bring it to the call instead of sitting on it alone. Keep doing what Beverly is doing, one lead worked all the way through, and you will end up right here.

Hello everyone hope all is well I have a guy who is boots on the ground up in Dayton Ohio who actually does remodeling work for home builders he told me if I have deals in the following zip codes send them his way as they can close in 10 days or less the zip codes are as followed : 45417, 45324 , 45431, 45406, 45414 , 45402 , 45458, 45405, 45410, 45419, & 45309!!! These are all zip codes his buyers are buying in he said a rule of thumb is offer sellers 60% of zestimates on Zillow 2+ bed( really 3 bed or more) 1+ bath preferred 1000 SQFT minimum he has about 10 active hungry buyers that’s looking for deals let’s work !!!

Hello, wanted to say hello and mention I worked with Flip man on some.deals a couple of years ago and made my way back to his teaching. Learned a lot over time, left the business and now I'm back. Currently on Zillow using Zompz to find some deals, make some offers and close. Glad to be here.
