I Graduated from Phase I!
Just wrapped up Phase I of the Real Quick Funds Funding Hub. 👊🏼 The biggest shift for me wasn't learning new funding products. It was learning to think like a funder instead of just someone looking at deals. A few things that really clicked: ✅ Every deal has to fit the Funding Box. Not every deal deserves funding. ✅ Protecting capital comes before speed, and speed comes before profit. ✅ The real work happens long before money moves. Contracts, title, HUDs, timelines, and verification all matter. ✅ Confidence doesn't come from memorizing every scenario. It comes from understanding the process and taking action. My background is in construction project management, so I found myself seeing a lot of similarities. Every successful project starts with planning, sequencing, communication, and managing risk. Transactional funding is no different. Now it's time for Phase II... finding deals. I'm looking forward to connecting with more wholesalers, investors, and creative finance operators. POF Letter
I recently had a couple people interested in double closes asking me for a POF. I created the POF and then they said the letter was unsigned and that they are hoping for a signature??. Not sure your thoughts on this and if anyone else has run into this. What do you tell people and is it fine without an official signature? Also maybe I am making way more work for myself. When asked for a POF, I fill out the POF, I download it, I upload it to send to the person requesting it, and then send it. Curious if after I fill it out if the "download proof of funds" could ever also have a "Send POF" button, so it goes directly to the persons email requesting it on the POF. This would make it fast for those who do the requests manually for clients, just a thought, I have no idea what that entales on the tech side. This may be a big ask, but having a send POF, and a download POF button option would be awesome one day. (maybe it automatically sends already?)

@Paul Brown - Would Morby work for GAP funding? Here's a flowchart but I'm not sure if my thinking is right! Actually, the seller wouldn't need to carry back the DP that RQF funded. They would only carry back all of the extra fees to pay RQF, closing costs, etc...????

One of the challenges is that you are showing a DSCR lender taking second position, since the seller finance is likely assumed in first position. If the seller finance is in second position this would work as a Morby Method.
