Locked up a Novation - Making 50k on this deal!
Just locked up a novation deal that should net me $50k+. Honestly, novations are a killer play in this market if you’re not already doing them.
Here’s the setup: I’m guaranteeing the seller $270k, putting about $15k-20k into a cosmetic facelift, and plan to list around $360k. Since I’m also the agent, I’ll save on commissions and squeeze more out of the deal. No closing cost or hard money fees.
