It took 1 year for a 19k spread ! Wait with my cash buyer? Let me explain me and one of my good cash buyers from previous deals closed a 19k wholesale deal . Now let me get to the questionable part of The reason it took one whole year to close! So this was actually an old lead !! In a great competitive market actually the first time I contacted the seller she said she needed to sell okay great I got all the info I needed and then nothing .. mind you this seller is really really hard to get ahold of she’s in her 90’s but very mobile and aware her family is just always busy . Anyways so unfortunately last year I just assumed she got it sold already and moved on to other deals .. fast forward to contacting her again in like March of this year I contacted her again and she wanted to sell great this time I WAS NOT giving up after submitting proof me and my (partner) buys houses we finally got to see the house in April mind you they drove 6 hours to meet us there .after that we agreed on the price of 70k which took 2 weeks for them to sign and since they are hard to answer the phone it took 7 phone calls and this lady do not text what’s so ever ! 🥲
so then we asks to put a lock box on the house so our (contractors) can view it mind you they had the key still so this took another month 😵💫 because this family is like super busy so I sent my cash buyer/ jv partner to meet the sellers half way (cootos to him) finally we got a buyer literally a day after and we submitted everything to title you would think all good right lol well your wrong apparently the chain of title was very confusing it went like this …the sellers brother owned the house outright before he died he had a POA Which was the sellers and his sister she quit claim deeded the house to the now seller who I am in contact with the problem was that whoever did the deed did it wrong it was missing the flipping property description ughhh so each attorney I bought the deal to which was 7 of them btw said that the brother of the seller his two sons may need to sign a new deed and deed it over to the seller correctly ( a corrective deed) and the seller also sign an affidavit of heirship and i honestly thought we were screws be cause for one one of the sons was in NYC and the other was close by but ain’t no way this seller was going to get these done she could hardly get me the PSA in time anyways I contacted my original GOATED attorney who I usually do deals with it took her a week and a half to view the file and all I needed was the POA documents which I got myself from the register of deeds and county clerk office it was only 40 bucks to subscribe to their thing anyways so then boom we were good for closing! Now all we needed was the seller docs signed and notarized and we were good to close except the seller docs didn’t make it in time and the seller had to go out of town for a whole week ughh so now we are a week delayed but she ended up getting them done and sent back
My attorney had to literally make a new description for the property using the two neighbors lots idk how I’m not asking questions but officially closed our 19k spread we both made 9.5k each but since I had to pay 500 $ from an previous deal that I’m working on still I better 9k! And I know God held my hand and never left my side because I always ask him and have Faith if wholesale is for me lord help me walk in the path you want me to take ! But onto the next deal in total this deal took 1 year and 3 months lol 😂
