Value Add means exactly that to Add Value. Now how does work, in life we try to help one another which is paramount to this group because the purpose here is to work together to achieve a common goal which is easy when done in numbers, but difficult when attempted alone. In Real Estate it simply means to improve upon, to Fix Up, just like a Fixer Upper. Each property is different but it almost always means Fixing, Repairing or Replacing. It can also mean to Raise the Income and Lower Expenses.
