1️⃣ Start With Zillow
I go straight to Zillow and manually filter for the FSBOs I actually want to talk to.I’m not just grabbing every single one — I’m looking for the properties that make sense based on location, price point, and condition. Pro tip: Avoid the “spray and pray” method. Be selective so your calls are worth your time. 2️⃣ Dive Into PropStream
Once I’ve got a property in mind, I head over to PropStream and pull up:
- The owner’s name (so I’m never calling blind)
- Mortgage details
- Length of ownership
- Estimated equity
- Any other relevant property data that could guide the conversation
These details let me tailor my approach — so I’m not just another agent reading a generic script.
3️⃣ Make the Call
By this point, I’ve already got the context.That means when I dial, I’m not winging it — I can reference specifics and guide the conversation based on their situation.
This alone makes you stand out from 90% of agents who are just cold calling with zero preparation.
