This is one of the most important modules in the course.
Finding a property is easy. Knowing whether it’s actually a good deal is where the money is made.
In Module 2, we cover:
- Running comps correctly
- Determining a realistic ARV
- Estimating rehab
- Understanding market rent and DSCR
- Knowing when a deal is worth pursuing
Go through this module more than once, then pull up a real deal and underwrite it alongside the videos.
The goal is to be able to look at a property and quickly answer:
“Is there actually money here, or am I forcing the deal to work?”
