“The last time we talked…”
Yesterday I set aside some time to do some text follow up and used one of my text starter scripts on some leads that went cold.
I only sent 15 text messages that said:
“Hey Joe,
The last time we talked you [insert what you talked about/what types of properties they were looking for]. Would you happen to still be looking into that?”
Out of the 15 text messages I received 5 responses and it maybe took 30 minutes to find what we talked about last time and then send those texts. Most of them responded with something like “Yes, I’ve had a setback but still looking into it.”
I did end up spending a few hours yesterday evening in text convos with a couple of these prospects, sending them possible homes to tour, looking up questions about properties for them, etc.
These leads that go cold aren’t bad leads, it’s just bad timing. So the goal is to continue to be present until you can make the timing feel right for them. And doing it in a human way without pushing for something they aren’t ready for yet.
