Welcome to Self-Managing Airbnb Hosts 👋
I'm Sean — Airbnb Superhost managing properties across the Smoky Mountains and coastal South Carolina, while juggling being a father to 2 young girls and working in the clinic as a Physical Therapist. I built this community for owners who want to actually run their own listing well — not just wing it, and not necessarily hand it off to a property manager either. Real systems, real tools, no guesswork. Drop a comment below: where's your property (or where are you hoping to get one), and what's the #1 thing making self-managing feel hard right now? I read and reply to every one.

Why a PMS pays for itself immediately
Get asked this constantly: "Do I really need a property management system?" If you're running one listing on one platform, maybe not yet. The moment you're juggling multiple listings or multiple platforms (Airbnb + Vrbo), a PMS like Hospitable syncs your calendars, centralizes guest messaging, and kills double-bookings for good. Here's the number that convinced me: it costs less than one night's revenue per month. It's not really a cost — it's a trade.

The photo order that actually gets bookings
The order of your listing photos matters almost as much as the photos themselves. Guests decide in the first 3 images whether they keep scrolling or click away. Lead with your best "wow" shot — the space that sells the stay — never a bedroom. Bedrooms feel limiting as a first impression; lifestyle shots feel like an invitation. What's currently your #1 photo? Drop the listing link below and I'll give it a quick look.

Your most important hire isn't who you'd think
Everyone assumes the biggest decision in this business is which platform to list on. It's actually who cleans your property. Your cleaner is the single biggest factor in your reviews and your stress level. Find them through local STR Facebook groups (other hosts have already done the vetting for you), not a random Google search — and build that relationship before you need it urgently, not after a same-day turnover goes wrong. What's been your experience finding reliable cleaners?

Rules and regulations can shut your listing down overnight
Before you list anywhere: check your short-term rental rules at the state, county, and city level — and don't stop there. Your HOA's CC&Rs can override local law entirely, even in markets where the city fully permits STRs. I've seen owners find this out the hard way, months after they'd already started hosting. Five minutes with your HOA docs and a call to your county clerk's office can save you a shutdown later. Anyone here already run into HOA restrictions?
