Know your numbers.
One of the biggest mistakes I see new wholesalers make is getting a property under contract before they know if it’s actually a deal.
If you’re not confident in your offer or your numbers, don’t put it under contract and start blasting it all over Facebook.
Take the time to run your comps. Know your repair costs. Understand what your buyer needs to make the deal work.
The best wholesalers don’t just get contracts. They get contracts that close.
Knowing your numbers builds confidence, helps you negotiate better, and earns you credibility with buyers.
Remember, it’s easier to lose a bad deal than it is to repair your reputation.
