What Is Shared Housing and Co-Living?
A lot of people use the terms “shared housing” and “co living” interchangeably, but they are not the same thing.
Shared Housing is the umbrella industry.
Co Living is one intentional and curated housing model that sits underneath the shared housing umbrella.
Shared housing simply means people intentionally sharing a housing environment while maintaining private or semi-private living space.
But inside shared housing there are MANY different operational models, resident profiles, layout strategies, and business goals.
That is why in Shared Housing Success Academy™ we teach 8 core shared housing business models:
  1. Traveling Professionals Housing
  2. Workforce & Affordable Shared Housing
  3. Student Off Campus Housing
  4. Senior Shared Housing 55+
  5. Transitional & Re Entry Housing
  6. Young Professional Co Living
  7. Executive Shared Housing
  8. Creator & Lifestyle Housing
Each model has:
  • different demand drivers
  • different tenant avatars
  • different property requirements
  • different operational systems
  • different design standards
  • different amenities
  • different buy boxes
A student housing setup should not operate the same way as executive shared housing.
Workforce housing should not be designed the same way as creator housing.
And co living is not simply “renting rooms.”
The strongest shared housing operators understand:
  • WHO they are serving
  • WHY demand exists
  • WHAT operational model they are building
  • and HOW the property should function to support that resident experience.
This is why I teach a model-first approach.
Before furniture. Before renovations. Before adding rooms. Before buying another property.
You should first identify:
  • the business model
  • the tenant avatar
  • the operational flow
  • the market demand
  • whether the property naturally supports the operation you are trying to build.
The model determines the buy box. The buy box determines the property. The property determines the operational setup.
