I’ve never bought a lawn care business in my life but I’ve sold over 1,000 lawns.
And let me tell you, I’ve seen many people walk straight into avoidable mistakes.
This wasn't because they did anything wrong.
It’s because they didn’t know what to look for.
When someone who’s never sold lawn accounts deals with someone who’s never bought them...
How do you think that’s going to go?
In the early days, I sold some rounds to people I shouldn’t have.
They were technically “fine”… but not really a great fit.
I didn’t know better at the time.
That changed pretty quickly.
After some rough takeovers, a court case (which I won), and a few lessons I’d rather not repeat...
I figured out what makes a lawn care business actually worth buying.
And it’s not always what you think.
The biggest mistake I see?
People not doing their due diligence on the list.
They look at the numbers, ask a few questions, and maybe even drive past a few properties...
And think they’ve done their homework.
But paper never tells you how the business feels.
If you’re serious about buying, here’s what I suggest:
👉 Pick a random day and offer to work for free with the seller.
👉 You choose the day, not them.
If you let them pick, they’ll stack it with easy lawns and good clients.
You want the truth.
– How long do the lawns actually take?
– How close are they to each other?
– What’s the gear like?
– Does it look serviced or barely holding on?
One day in the field will tell you more than 100 hours of research behind a screen.
Watch how the seller interacts with clients.
Listen to what they say between jobs.
Check if the workday feels smooth… or stitched together in an ad hoc way.
By the end of the day, you’ll feel if this is a good buy or something to walk away from.
You don’t need to be an expert to spot a badly run business.
You just need to show up and pay attention.
