I have not secured a deal…yet, but I can tell you that I’m fully confident that it will come within the next 6 months and it will likely be an off market deal. I’ve built a funnel and done my homework. The best leads are coming from connecting directly with multifamily owners and property managers. Relationship building is everything for me at this point. I’ve also got a commitment from an investor. A very interesting thing I’ve learned is that property owners may not be aware of the CRA capital gains deferral program, so the benefits of VTB are part of the relation conversation with them. They are expressing a significant interest, but they are also a little apprehensive in that they sense an extra risk as opposed to a simple sell. I’m now focussing on building trust. In short the formula I’m following is build relationship + build trust = VTB.
