VTB Tax savings for the seller
Check out the attached pdf that I received from my accountant. It shows the estimated tax savings for the seller, if they participate in a VTB over 5 years. The difference in capital gains tax is huge.

I have followed other programs and studied everything I can get my hands on. These guys are the real deal and I’m confident that the premium membership of $299 is the best investment I’ve made to date. My name is Damian. My wife, Maggie, and I have been investing in houses and putting in legal suites since 2018. We have a handful of properties now, which we fully manage. We have an investor backing us as we pursue scaling to multifamily. Our approach is add value for cash flow and hokd long term.

It works well, and I was able to validate the outcome of the results using other calculators I currently use as well as pencilling it out(which takes forever). I also confirm the rental data based on my own area research. The only thing is that I am unable to save a report or print it off…probably simple, but I couldn’t figure it out..lol
Relationship building + building trust = VTB
I have not secured a deal…yet, but I can tell you that I’m fully confident that it will come within the next 6 months and it will likely be an off market deal. I’ve built a funnel and done my homework. The best leads are coming from connecting directly with multifamily owners and property managers. Relationship building is everything for me at this point. I’ve also got a commitment from an investor. A very interesting thing I’ve learned is that property owners may not be aware of the CRA capital gains deferral program, so the benefits of VTB are part of the relation conversation with them. They are expressing a significant interest, but they are also a little apprehensive in that they sense an extra risk as opposed to a simple sell. I’m now focussing on building trust. In short the formula I’m following is build relationship + build trust = VTB.
