What in the world is Wholesaling?
What wholesaling is, in one sentence: You find a great deal on a house, put it under contract, and then sell that contract to another investor for a fee. You never actually buy the house yourself. Here's how it works in 3 steps: 1️⃣ Find a motivated seller — Someone who needs to sell fast: an inherited house, a foreclosure, a divorce, a landlord who's done with it. They just want out. 2️⃣ Get the house under contract — You sign an agreement to buy the house at a good price. You don't pay for it yet — you just lock in the deal. 3️⃣ Sell the contract — You find another investor who does want to buy and flip it, and you assign them your contract for a fee. That fee is your profit. The simple math: You negotiate a price of $100,000. Another investor is willing to pay $115,000 for the deal. Your profit is the difference: $15,000 — and you never owned the house. Why newbies love wholesaling: - 💵 Low money needed — mostly just your time and some marketing - 🧠 Huge learning curve — you see deals, numbers, and neighborhoods up close - 🚪 No renovation — you don't fix anything, you just connect people

to Flip or not to Flip?
What a flip is, in one sentence: You buy a house below market value, fix it up, and sell it for more than you put in. That difference is your profit. The simple math behind every flip: Buy price + repair costs + holding costs (taxes, utilities, interest) = your total investment. Sell price − that total = your profit. That's it. The whole game is making sure the sell price clears everything you spent — with room left over for you. How to find your first deal (start here): 1️⃣ Drive for dollars — Pick a neighborhood you know, drive the streets, and look for houses that look neglected: overgrown yards, peeling paint, boarded windows. Those are your leads. Write down the address. 2️⃣ Check the county records — In Ohio, you can look up who owns that house through the county auditor's site. Find out if it's owned by someone local or an out-of-state investor. 3️⃣ Send a simple letter — Something like: "I'm a local investor looking to buy a house in your area. If you've ever considered selling, I'd love to talk. No pressure, no obligation." Keep it short and friendly. 4️⃣ Make the call — If they respond, ask what they'd want for it. Don't negotiate yet. Just listen. The more you listen, the more you learn. The one thing most newbies get wrong: They try to find a "good deal." Instead, find a motivated seller. A motivated seller will give you a good deal. The house matters less than the person selling it. Your first step this week: Pick one street. Drive it. Write down three addresses. That's it. Small action, real progress. Drop a comment if you want me to break down any of these steps further — or tell us what neighborhood you're starting in. 👇
