@Rich Wonders , what kind of guardrails do you use in terms of population, DOM, lack of comps etc to determine quickly if even worth doing a novation? (and even if the seller is game for it...when is the juice NOT worth the squeeze?). thanks

Hey All! I’m an active wholesaler in NJ and looking to implement novations as another exit strategy on my deals when it’s more appropriate as a solution for the seller. Is AIF necessary in order to facilitate or is the novation language and pre marketing clause in my PSA sufficient in order to list these deals on the MLS with a realtor? I know some companies here just use the language in the underlying PSA + novation and indemnification agreement to transact these novation deals. I don’t want to ask for AIF and potentially create more friction in the sales process if it’s not necessary. Appreciate any advice and help from operators actively doing Novations in NJ specifically, thanks in advance!

@Rich Wonders is it possible to do a Novation on a duplex? Meeting with an older couple to get details, asking price, etc (aka Discovery Call) in-person from a D4$ lead.

I talked to a lead today that said she just listed with a realtor, she’s been trying to sell this house since Decemberish. Now that she is working with a realtor is there any options for wholesalers to work with her?
