For me—I’m currently under contract on a property in Southwest Portland. My due diligence so far includes:
✅ Tank sweep
✅ Foundation check by Terraforma
✅ Conversations with Portland’s Land Use, Planning & Development Department to figure out what (if anything) I can do with the extra lot
✅ Plus some “sneaky” behind-the-scenes, high-level deal structuring 😉
