NORTH TYNESIDE WEBINAR 22 APRIL
Received the following invite for a webinar from North Tyneside Council if anyone wants to attend. North Tyneside Council Private Residential Sector Landlord Forum – Renter Rights Act 2025 Wednesday 22nd April 2026 - 7:00 pm to 08:30 pm - Online Event We are reaching out to you as we believe that you may be a landlord operating rental property within North Tyneside. North Tyneside Council recognises that private sector landlords such as yourself deliver a substantial contribution to the wellbeing of the borough by providing good quality and much needed homes to the residents of North Tyneside. The Council is also mindful that the private rented sector is currently facing significant challenges, such as the Renters’ Rights Bill and the impact of the current financial climate upon landlords and their tenants. The private rented sector is now entering a period of regulatory change not seen in a generation. The Renters’ Rights Act received Royal Assent on 27 October 2025, bringing significant changes to the private rented sector and as a landlord, understanding these changes now, will help you prepare for a smooth transition and avoid penalties, whilst maintaining strong tenant relationships and sustain tenancies. To help landlords prepare for the Renters Rights Act, the Council is hosting an on-line Landlord Forum on the evening of Wednesday 22nd April 2026, from 7:00 to 08:30 pm. We are hoping that the event will help landlords understand their responsibilities under the Act and we will also outline the assistance the Council can offer to landlords, to help them comply with the Act, including information on our free ‘Renters Rights Tenancy and Property’ compliance checks. We will also discuss our free Landlord Accreditation scheme. To view the agenda and to book a place at our landlord forum event, please access the links copied below: Yours Sincerely, Private Sector Housing Team

Snapshot of the latest Bridging and BTL/MUFB/HMO term mortgage rates
Hope all is well! I have posted the below which shares a snapshot of the current bridging and BTL term rate landscape, including a table of example rates and products currently available to property investors. This is something I’m asked about every single day, so I’ve pulled together a concise market view. I’ve also included some thoughts on how lenders have been reacting to the recent Middle East crisis, including the noticeable trend of product withdrawals and rate increases across several institutions. If you’re exploring finance or refinancing options and want clarity on what’s achievable, feel free to reach out. I work with over 250 lenders, so there’s usually a solution even in a shifting market https://www.linkedin.com/posts/sanjaymajithia_propertyinvestment-bridgingfinance-buytolet-activity-7439249111339577346-c-On?utm_source=share&utm_medium=member_desktop&rcm=ACoAAAAKQdQBX3uEqesUwamlbdpLMvMXwWbgaSA

Renters Rights Act - Database
I have just been reading about the database and thought I would flag a concern for everyone. Once you enter your personal address on there it seems it will remain there even if you cease to be a Landlord! So my advice will be proceed with caution! It may be that HMRC or councils start to access the information for their use or Tenants who want to track you down because they were unhappy about something. So perhaps consider using a different address but one that you would get any communications from or your agents address.
