Introduction
Hi everyone I am in salt lake city, Utah. Before you ask, yes I have horns and tail that stays with me 🤣🤣. Looking to close a deal in 2026 plus more. I am part a Subto group. So I know investors, bird dogs, wholesalers, brokers, TC and anything else I haven't labeled that you know of. Last year I did mostly bird dogging and wholesaling with only 2 deals that fell through. I am transitioning to partner with someone local. To do flip n fixes, foreclosures and distressed properties.
Intro
Hi everyone and thank you for the invite to become part of something to help everyone. I’m a flipper and wholesaler in Greensboro, NC and surrounding areas. We buy within a radius of roughly 20 miles surrounding 27406. We like to hold 3/2’s that are brick and with at least 1200 square feet and without an HOA. We prefer good neighborhoods and we will buy nearly anywhere in the 5 counties surrounding Guilford as long as theres margin to wholesale. We’ve been buying real estate since the early 1990’s first for equity gains and debt freedom. In 2007 we bought our fiat fix and flip. In short… we got tied up in the market collapse. It was in a good neighborhood, not the kind of place you’d have thought thieves would break out windows and steal the HVAC unit. But it happened and it was a major lesson for a first timer and the best training ever for buy right. When we bought it appeared we’d be well in the green 💰 but after replacing windows and an HVAC we did good to bear even. Thankful we were able to pull that off. Worst condition of a property we purchased was one we took down contract for deed. We only had to pay that years taxes and it was ours. Seems it was built around 1947, the floor joists and sub floors were like a small scale roller coaster. If you went to the outside wall sort of high side and laid down a marble it could roll down and over the swoops around three rooms of whoops and might just eventually make its way back to the lower point in the room you started in. We sold it wholesale and the buyers went in and raised the walls, gutted the floor system and renovated from the ground up. Look forward to adding where others need to shortcut doing or experiencing things the hard way. We have been full time at this since 2012 and it made my job a lot easier when my wife decided to become a realtor in 2020.
