1-2-25_3:00PM_Yesterday, was a real busy day open house Ford Heights area. I see why they call it a bully offer. Yes, I do have direct contact with seller. I may do an escrow close on the deal. It shouldn’t be hard to find buyers near by. Tell you the truth if the seller told me in their message it was a mobile home, I wouldn’t had went. I have the $100, 3rd party bridge property management application for their process bot. More info? All three mobile homes are vacant, the water, heat working, clean carpets, & floors, there are dirty HVAC, kitchens, bathrooms, and laundry rooms. I didn’t check to see if dryer work, because there were stuff inside. The two mobile homes are pending with finance, and no emd. One is free. It looks like the flippers are looking for a quick buck. They’re cheap with 35k with no disclosures, or inspection report ready. There is an application process that does a bridge property management background check, with $100 for both app., and co-applicant. Apply a bank statement within thirty days, or/and deposit. Actual homes with two drive ways are 35k. That is one of the comps, but doesn’t have garages.

The pictures of the property in good standing, and there process is to have someone look at the property before purchasing it. So, I need an experience partner that has a written up contract with a partner split; assignment fee, and earnest money deposit with signatures. This home was built in 2018. All appliances and systems are from 2018 except the stove which was installed 2024. Stove has one year warranty. They’re showing the house Thursday 3PM, January 2nd.
