Data Analytics Project 14 : Power BI Airbnb Report
An in-depth, data-driven Airbnb Market Analysis Dashboard focused on key New York City neighborhoods. This dashboard was designed to analyze rental performance, host distribution, pricing behavior, and review trends to deliver actionable business intelligence for hosts, investors, and market analysts.
The dashboard summarizes critical KPIs across the NYC market, including an average of 1.37 reviews per month, a total of 37.36K hosts, and coverage across 221 neighborhoods. These metrics provide a strong foundation for understanding market scale, engagement, and host activity across the city.
Key insights reveal that Manhattan and Brooklyn dominate total bookings with approximately 22K and 20K bookings, while Queens and the Bronx follow at much lower volumes. Seasonal trends show review activity peaking in June and August (~20K reviews each) before dropping sharply toward year-end. High-value neighborhoods such as Fort Wadsworth, Woodrow, and Tribeca stand out for premium pricing, while Entire home/apt listings in Brooklyn command the highest average prices.
The project was built using Power BI Desktop, Power Query (M Language), and DAX, with robust ETL processes including data cleaning, data typing, and calculated column creation. Future enhancements include what-if pricing analysis, geospatial mapping, and host response-time analytics.
