Curious what other investors would do in this market.

Just walked through a project where I’m debating profit vs practicality.

Normally, I’d reconfigure the layout and push for an extra $20K–$30K above market.

This time, I’m considering keeping more of the existing layout to maintain affordability and move faster.

Also debating:

Refinish hardwoods or install laminate?

Remove wall for open concept or leave it?

Convert 4/1 into 3/2?
