I've been deep in the affiliate marketing game for 10 years, specifically within the real estate investment niche. Over the years, I've adhered to the age-old advice of building lead magnets and opt-in pages to grow my list. I regularly clean it to improve open rates, and currently, I'm at about 13k subscribers.

Lately, I've been toying with the idea of branching into cold email affiliate marketing. Following the strategies suggested by Jay, my initial approach would involve offering a free gift—perhaps some free video training—to help potential leads get to know me better.
