@Anthony Pappas I see there are expenses associated with getting surveys, land reports, tests, etc. when evaluating a land deal. What can one expect to pay for the due-diligence costs?

Get a Coach, partner, or learn-as-you-go?
Land investing seems to have a bit of details to go through. I'm curious to know what is your preferred approach? (1) Get a coach/mentor to provide guidance, (2) get a partner where you split profits to show you the ropes, OR (3) learn it yourself as you find deals?
