Welcome to LFU! - What's your "why?"
You're taking an amazing step today toward ultimate financial freedom! 🔥 But to get there, you've always got to hold your "why" close to your heart. Your "why" is your driver, your fuel in the tank, your vision. It's what's going to keep the midnight oil burning after a long day at work. So, what or who is your financial freedom for? For me, it's twofold: family and entrepreneurship. I want to have the freedom to be fully present for my family while also creating new ideas or businesses that benefit others. (the second reason is why I'm here with you! 😁) Your homework: 1. Take a moment to share your "why" in the comments. 2. Then, read some others and comment on the ones you resonate with. You're in great company.

Spotlight - Sending offer mailers (success lies in the numbers)
Today I'll spotlight the mailing step in this process and how you can optimize your results. This is one thing that land investors new to this strategy struggle to wrap their heads around. We're NOT mailing in hopes of convincing someone to sell to us... That's right, we don't want to CONVINCE anyone. You want to find the 1-3 or so people out of 100 that are absolutely fed up with the parcel they own. They don't want it any more, they don't want to go through the effort of selling it, and they're tired of getting that tax bill in the mail every year. When your offer arrives in the mail, they WELCOME it. No convincing or haggling price whatsoever. They're thinking "Yes! Someone actually wants this piece of land, I can finally get rid of it AND get some money in my pocket. HECK YEAH!" But the vast majority aren't thinking this way, which is why we cast a very wide net. Mailing offers is a game of numbers. You're aiming for a 1-3% success rate, and the number of mailers you send should reflect the number of deals you can complete: 100 offers/month = 1-3 deals 200 offers/month = 2-6 deals 500 offers/month = 5-15 deals 1000 offers/month = 10-30 deals But keep in mind, start slow. Mail costs money. 😅 I would start with 100 offers spread out over a month while you get your deal flow going. This will ensure you've got the capital to close every good deal that comes back to you. (Do NOT accept every offer that comes back! You can read more on due diligence in my free Land Flipping 101 course 😁) Now, a note about your offer template/formatting... Your offer letter does NOT need to be perfect by any means. The old mantra that "perfect is the enemy of good" holds quite true here. You only need to not look like spam! A plain letter, decently clear formatting, and some details about your offer price and closing timeline is sufficient. You only need to make it clear that you want to buy their land and will do it quickly. It also does NOT need any legal language.
