So this type of lead was a foreclosure lead with an auction date -(I got this lead for free, went on my state’s foreclosure site, put their necessary information into a google sheet, and then called and texted them on my cell phone.) for 01/21 but we got an extension for him to 02/19.
This was 100% guerrilla marketing so you gotta hustle to get these but also be patient. I ofc now know how to pick them for more of an ideal spread (> or equal to $20k) just because I’ve been doing this for a year when I was 20. As long as you keep calling them, you will get a deal. Also be sure to follow up.
I skiptraced his info via fastpeoplesearch and then called him. I used some NEPQ techniques I learned and then followed up with him relentlessly until yesterday we got him to sign the contract we sent out.
Some consequence questions I asked him to build urgency for him to make a damn decision🥱. Remember, a ‘yes’ is good, a ‘no’ is good but a ‘maybe’ will kill you. So, I asked him:
“Well, what happens if your loan modification fails? What would your situation look like then?
Well, What happens if things stay the same and you can’t change in time?”
( These are to put the ball in his court, to answer in the frame that I have established . He’s playing on my terms essentially, another good thing to remember is whenever you’re on a call, the person who asks the most questions, typically has more control of the conversation.)
Model: “Well [Mr. Seller] what are the consequences if [their intended solution, I.e: fixing the prop themselves, putting it on the market themselves, blah blah] doesn’t achieve their desired outcome in time?”
(Ask these questions in a concerned and curious tone.)
After following up continuously, I got me and Chris on the phone with him a couple times to evaluate which method would work best, creative financing (Subto) or Cash or Novation. Once we saw a Novation is best, Chris sent over the agreement and I got him to sign yesterday.
Biggest key takeaway;
Have some confidence you are solving these seller’s problems. They need you, more than you need them. Believe in yourself, slow down when you speak on the phone, and take massive action.
