What’s really changing in Croatia right now (and why you should care) I jumped on today’s live knowing I might be alone — but the updates were too important not to share. Here are a few key nuggets you don’t want to miss: ✨ 1. New Foreign Investment Law = uncertainty (for now)If you’re a non-EU (third country) citizen planning to open a company in Croatia, the law that came into force in Nov 2025 is still… unfinished in practice.Notaries and commercial courts are waiting for official interpretations, and approvals currently depend on case-by-case decisions (and patience). Some founders are pressing pause, others are choosing to try anyway. 🏠 2. Big change for short-term rentals starting MayEvery individual unit (not just the house) will get its own registration number.➡️ No number = no Airbnb / Booking listing.This will clean up illegal listings, BUT it may create challenges for properties marketed as “whole house” when they’re legally split into apartments. ⚠️ 3. Parent–child listings may become trickyIf your property works best when rented as one group, this is something to watch closely. The rules weren’t designed with real-life hosting strategies in mind — and that gap matters. 📑 4. Residency & paperwork reality checkOwnership isn’t always enough.Usage contracts, marriage certificates, translations, powers of attorney… one missing document can change the entire process. There is almost always a solution — just not always a simple one. 💡 The real takeaway:Croatia works on a framework + exceptions model. Laws often come first, explanations later. Thank you, @Sampo Kokki and @Peggy Jelinic, for joining. The theme today was how to find your own tribe and blend into the community more easily. Peggy shared what she was doing first - joining groups and asking questions before she even arrived in Croatia, so she could be prepared beforehand. Sampo had a slightly easier situation because his girlfriend is Croatian, but he still finds learning the language to be crucial. Teddy bears joined to keep me company for the first 10 minutes while I was alone on the call, and they stayed, so it feels crowded 😁.
