Here are some calling metrics for this week for those of you making cold calls. I’m targeting smaller building landlords who’ve owned their property for more than 5 years. So far this week I’ve made 179 calls, gotten 10 leads and set 3 appointments. One of the appointments is for 1 property, one for 2 and one for 4 properties, all looking to sell for economic reasons ie rent is not covering their expenses any more.

What’s working for you right now? Who’s the target and what’s the tactic? For me, investors with smaller properties are getting eaten up by taxes and insurance and their return on equity isn’t what it used to be. Part of what I do is show them that while their return on their basis may still seem good the overall return on equity is very low vs maybe reallocating into a bigger and higher performing asset and have preloaded financing options for the next investment with my lender partner lined up. Just curious what’s working for you?

Hello! I apologize but group prospecting today will be cancelled due to scheduling conflicts. I'm sharing a video I created about CRE prospecing as an intro to the method I use to convert cold prospects to leads and clients starting with finding a buyer, then matchmaking with a seller. For next week, what is the biggest challenge you're having with lead generation that you'd like help with? Next week I will come ready to coach and train around that topic.

How I’m using AI for guerrilla Marketing this week!
1. Choose your prospect target based on asset type, ownership and location. 2. Export a report from Costar with sales of that asset over the last 12 months with trend report and contact list 3. Upload the pdf into ChatGpt and ask it to analyze the report to help you understand market trends in the last 12 months. Ask “Who is a prime target to sell this year? Who should I call? What are some trends leading to sales of this asset type?” EtC 4. Finally, ask it to build you a prospecting goal, list and script for the week for who to reach out to! Go kill it.
