Everybody knows about pulling lists and cold calling but here is something most wholesalers never think about
Did you know if you assign a deal too many times before closing title companies can block the transaction and cancel the file? It is called โ€œdaisy chainingโ€ and it kills more deals than bad comps
So the real power move is to either
  1. Lock the deal direct with the seller
  2. Or control the contract with a novation agreement so you can legally market it on the MLS and bring in retail buyers
That one shift alone can add an extra $50k+ spread on the same house
