property isn’t actually that complicated ( we just make it feel that way)
Hi everyone 👋 I’m Sarah. I’ve been in property and building for just over 20 years not as a guru, not selling courses, just… actually doing it. I started on site, became a builder, ran refurb projects, dealt with planners, architects, lenders, awkward clients, missing drawings, cashflow panic, and the classic “this looked amazing on paper” deal that wasn’t 😅 What I’ve learned is this: 👉 Property itself is simple 👉 People, process, and panic make it complicated A few things I wish I’d known earlier (sharing freely): • If a deal feels rushed, pause — pressure is rarely your friend • Plans almost always look better than real life (go and stand there) • Builders don’t fail projects — bad information does • If you don’t understand it, that’s not a weakness — it’s a signal • You’re allowed to ask “basic” questions (they’re usually the important ones) I’m not here to sell anything or ask for money. All advice I share is free, direct, and practical. I’m happy to help with: - Buying decisions - Refurbs / extensions - Build costs & reality checks - “Is this a bad idea or am I overthinking it?” moments If you’re new, overwhelmed, or just want a straight answer without the hype — you’re very welcome to ask. Property doesn’t need to be scary. It just needs to be clear. Sarah 😊
