Deal math check
$41,600 loan. 8.5% interest. 20 year amortization. What is the monthly payment? First person to get within a dollar gets tagged in tomorrow's post. No calculators is more fun but I cannot check. This is a real loan from my portfolio, the one we call the Birdhouse. Micro payment, real building.

43 properties. 122 units. About 7% of the price in actual cash toward purchases, spread over five years. I did not save my way here. At 25% down the same portfolio would have needed over $1.5 million of cash I did not have. Terms are not a trick, they are just the other way to buy, the way that fits people whose spreadsheet says not yet. Every closing statement is in the free Deal Vault. The receipts are the argument.
