@Walter Key What criteria do you use when you are researching your market numbers? I am searching in my city, back six months and got over 536 listings, three months back gives me 395…if I go five miles around my house, I get almost 1300 listings…

Start within a half a mile of the subject property and go back no farther than 90 days of closed transactions. If you have less than three quality comps with those parameters, span out to 3/4 of a mile and then up to 1 mi. Once you've got out to one mile, if you still don't have at least three good comps, extend your close date from 90 days to 6 months. When running comps for Market analysis, always start small and tight and work your way out as needed if you don't have enough comps.

@Raymond Sjolseth I've learned that I'm far more likely to execute what's already on my calendar then decide to do things at random throughout the week that I didn't plan for. The intentionality of planning out the week in advance with very specific actions leads to executing very specific actions that contribute to the growth of your business. That growth would not happen otherwise because, we just get tossed about from the day-to-day random things when we don't have a clear plan of execution.
