I've been researching markets, pulling seller lists, and learning how to identify good opportunities, but I know there's still a lot I need to understand. For the past few months I've been working towards my first wholesale deal using all the wrong methods. For example, pulling a ton of poor quality list, spending too much time over analyzing, lack luster follow ups, investing in softwares with lil to no knowledge and piss poor phone skills due to fear. I've gotten some reps in but from here on out I am DETERMINED to do whatever it takes to reach my goals with wholesaling. I'm going back to the drawing board and starting from scratch with no money. I've recently pulled smaller quality government/D4D list and will hand dial/text going forward. I plan to use the triple tap method and I am hoping to see some type of return with smaller quality list and consistent follow up. It’s all about trial and error, and moving forward. GUYS!! THIS IS MY VERY FIRST CONTRACT!!! After calling the seller on Friday July 3rd, sending a, blank contract- for review over the weekend and having casual convos - he signed today. Yes, he did have a light question about me being a wholesaler because in Ohio you must have the seller sign a disclosure BEFORE the contract. I told him yes I am a wholesaler but it doesn't affect your payment and everything is done through the title company. He then said ok, send me the full contract and I said if I do, this means you are ready to move forward then he paused. He was thinking about the other Guys wanting to buy then he said he trusted me more, told me to call him today and it's done!!! By no means was my call perfect - I even stuttered but I didn't let my fear of him asking something I might not know stop me.
