@Brennon Wiersma they specialize specifically in energy efficient chips designed mainly for EVs, etc, but most importantly, AI data centers. They have a partnership with NVIDIA and are opening up a fab with another company next year to start mass producing. Energy/electricity is the new modern day gold rush

Had a great Q&A with Alan, some key takeaways that I found helpful for some issues have run into recently: 1) Late fees are there for a reason. There’s nothing wrong with being fair and showing some mercy, but it could open you open to Fair Housing issues if you waive late fees for one person but not the next. Late fees can also incentivize the tenant to change their behavior and start paying on time. 2) It’s important to have a solid tenant selection system. Alan mentioned a few, income, credit, background, rental history, referrals. He recommended an investigative tenant screening company called Rent Perfect.
