Deal Analysis: 3775 Powers Court Chattanooga, TN

The asking price PSF is high but my client, the developer, is not being greedy from a profit perspective. The land isn't cheap, odd shape, requires a retaining wall, some built up dirt, and it has some fatty clays. We're thinking we may have to let this one go and shop for flatter land that is cheaper to develop more SF on. Curious to get thoughts/suggestions.

Yes, metal building. The land is under contract for $425k. Total project costs are $2.3M. The developer is willing to sell the whole building for $3.3M. The insurmountable challenge here may be the odd shape, the billboard, need for a long but low retaining wall, and clay soils. We probably just need to look for a larger, flatter site if this doesn't work.
