Thank you- My ultimate goal is to own multiple homes for generational and business use! That’s it and I am here to make progress toward the goal rather than sitting and simply learning “whatever” I can. I need strategy and execution to go hand and hand!

Looking forward to another
Most people interested in real estate never build wealth from it.
And this one is for anyone in this community who has been here longer than 90 days without closing a deal. I want to say it directly: The reason most people never build wealth in real estate is not the market. It is not the strategy. It is not even the capital — we covered four financing tools that most investors don't know they have. It is this: They study the game. They never play it. Real estate does not reward the person who understands it best. It rewards the person who executes. The investor who closes an imperfect first deal this year one where the rehab ran over, one where the tenant took longer to place, one where the cash flow came in slightly below projection will build more wealth in the next five years than the investor who spent that same year looking for the perfect one. The perfect deal is not coming. The market is not going to wait for you to feel ready. The one thing that separates the investors who build wealth from the investors who accumulate knowledge: A closed deal. Community question: What is the one thing keeping you from closing right now? Focus on credit- that is a worry I want to overcome and step over!
Foundation issues as a buy signal, not a pass
Charles's point about pricing the masonry estimate into the offer instead of walking away is the same dynamic we see on the buying side - most sellers with a foundation problem already got passed on by other buyers, which is what makes them willing to negotiate. Curious how this community handles it when the contractor number comes in higher mid-negotiation - go back to the seller, or walk?
