Anyone else find move-in / move-out inspections a pain to keep organized? Saw a thread recently where people asked what software to use and almost everyone said RentCheck. Makes sense, but I figure a lot of smaller PMs would rather not pay for one more app. Been thinking about a simple way to do it with tools most of you already have (should be around $20 a month, maybe less): 1. Build a Google Form for the inspection. One section per room, each with a condition pick (good / fair / damaged), a spot for notes and a photo upload. 2. Whoever does the walkthrough fills it out on their phone. The photos save to Google Drive on their own and every answer drops into a Google Sheet. 3. Hook the Sheet up to Make.com (the free plan covers it). Each inspection becomes a PDF with the photos that gets emailed to the tenant and the owner. 4. At move-out, run the same form. The report lines up the move-in and move-out photos room by room, so any deposit deduction comes with proof. Curious what you all use right now? Hope this helps someone 🙏 and happy to walk anyone through it. Thanks!
