I have a property under assignment that was supposed to close on Friday but it has been one thing after another. Originally it was supposed to be an all cash purchase. I had a buyer contact me over a week ago. I realized a couple days ago he just had the buyer and sent him a JV contract He didn't sign, so I sent a new request, and I get in return I receive a consultant fee agreement, (7k) with my assignment fee ($10k) on their as well, all added to the purchase price of the property. Total $217k. But there is also a new agreement he wants to buyer to sign - essentially paying him cash at signing and the rest over 7 years in balloon payments as well as receiving 50% of the monthly rent. Unless the property sells. - It was presented to my Seller like he was getting paid his agreed amount at closing, so cash some financed - but all in all the full amount. Then I get this document & it does not match that. It’s creative financing, he’s changing the deal. Edit: clarity
