The property need to be located in a Padsplit city(most major markets). Preferred cities Boston and surrounding area, Atlanta, Charlotte, Phoenix, Orlando and Tampa We prefer creative deals that cash flow as a long term rental unless they are a large enough home for co-living or phenomenal STRs/MTRs. We’re looking to do minor/cosmetic rehab only. Things like flooring, paint, kitchen, bathroom,... Ideally, there should be no major rehabs or full gut projects unless they are at a DEEP discount.
