Rent Roll Analysis
Hope everyone is having a great weekend! I'd like to build off my last post talking about deal performance. I wanted to touch on how AI could be used to analyze rent rolls. Understanding occupancy, lease expirations, rental income, and any other underlying risks can take a significant time to parse through. Below is a process of how AI can help with this. 1. Upload the rent roll into Claude or ChatGPT. 2. Use the following prompt: "You are an intelligent risk analyst. Analyze this property’s rent roll. Analyze lease expirations, vacancy rates, upcoming escalations, below-market rents, any other inconsistencies or missing info. Only use the information provided. Flag variances. Create a report of your findings and insights.” 3. You'll get a nice report summary with an analysis of the rent roll. As usual, I've included a visual below Hope you find this helpful!

Deal Performance
Happy Monday everybody! I wanted to touch on how to evaluate a deal's financial performance 6-12 months post close using AI. Take a look at the process below: 1. Choose an LLM, upload the original underwriting and actual financial performance. 2. Use the prompt: "You are an intelligent financial analyst. Compare this property's original underwriting to the actual financial performance. Compare rental income, occupancy, operating expenses, NOI, and any other relevant metrics. Only use the information provided. Flag variances. Create a 1-2 page summary of your findings and insights." 3. A 1-2 page summary should be generated with the appropriate findings. You can certainly take this further by asking it to forecast financial performance for the upcoming 6-12 months (or your preferred time interval). As usual, I've included a visual below. Have a great week!

Deal Performance
How are you managing your deal process right now?
You should be spending more time closing deals, not chasing leads. So I'm curious: how do you handle your deal process today? I built an AI agent that runs in the background of real estate teams. It handles: → first response to every lead → automated follow-ups → scheduling viewings → updating the CRM along the way I attached a demo video so you can see it in action. Honest feedback wanted: Where does your team lose the most leads: slow replies, weak follow-up, or booking? Would you trust an AI to handle the first response? What's missing from this demo? Drop your answers below. 👇

Great demo! Really cool how you have an agent running the entire workflow.
Side-by-Side Comparison of Loan Options
Good evening, hope everyone is having a good week. My last posts have been honed in on deals. Everything from finding, analyzing, and stress testing them. But now I wanted to talk about comparing financing/loan options once you think you've found a solid deal and how AI could help with that. This one is relatively straightforward: 1. Upload several lender quotes and term sheets to ChatGPT or Claude. 2. Use the prompt: "You are an intelligent loan analyzer. Compare the following lender quotes/term sheets. Compare interest rates, LTV, amortization, fees, recourse, prepayment penalties, and other pertinent information and provide a side-by-side summary for each quote. 3. AI should give you a nice summary comparing each loan option. The final summary should be a good aid to your current due diligence process. As usual, I've included a visual. Have a great Friday!

Assessing Risk
Hey all, hope everyone is having a good week! Looking through the posts here and based off my other posts, I wanted to touch on how AI could help with assessing risk. This could be done by analyzing the property underwriting, running different scenarios, and generating a risk summary. The process would be as follows: 1. Upload the property's underwriting to an LLM 2. Test a bunch of different scenarios like increasing interest rates, decrease in occupancy, rents not meeting projections, and increase in expenses (not an exhaustive list). These can be written in an Excel or Google sheet and uploaded alongside the underwriting 3. Prompt the LLM: "You are a helpful real estate deal analyzer. Analyze this property's underwriting and test all the scenarios in the spreadsheet provided. Use the information provided and do not make up additional scenarios. Identify which assumptions have the biggest impact on the deal. Create a risk summary document that I can use to evaluate overall risk of the deal." Truthfully, this should be used as a tool to evaluate risk and definitely should not replace your professional judgement. I've included a visual below for your convenience. Hope everyone finds this useful!
