3/2/1 Temp Rate Buydowns for Investment Properties!
STRIQ Community, My name is Seth Van Essen and have know Matt and team for a few years. Excited to be part of this community! I have been a real estate investor in LTR, MTR, STR as well as flips etc. My day job is in the residential lending space and love the strategy that comes through financing for real estate investors. Here is a new portfolio program we just rolled out which could help make some deals work! _____________________________________________________________________________________ STR Investors: What if you could negotiate 3 YEARS of lower mortgage payments on your next investment property? 🏡💰 Wanted to share a couple of new financing strategies that could be interesting for those of us investing in short-term rentals. I'm an STR investor myself, and one thing I've learned is that the deal isn't always just about the purchase price. It's about how you structure the financing and manage your cash flow. We just rolled out two new portfolio lending options worth looking at: 🔥 1. Seller-Funded 3-2-1 Rate Buydowns on Investment Properties This is a big one! We're now able to potentially negotiate up to 6% in seller concessions on qualifying investment property purchases and use those funds toward eligible closing costs and a temporary rate buydown. Here's an example using a 7.75% note rate: - Year 1: 4.75% - Year 2: 5.75% - Year 3: 6.75% - Year 4+: 7.75% Think about what that could mean for an STR. ✅ Lower mortgage payments during your first three years ✅ More breathing room as you establish occupancy and build reviews ✅ Additional cash flow during the ramp-up period ✅ Potential to negotiate concessions instead of simply reducing the purchase price The note rate stays the same, but the funded buydown helps reduce your actual payments during those first three years. 💡 Here's where I think the real opportunity is... We're heading toward the end of 2026. Some sellers are motivated, properties have been sitting, and there may be opportunities to negotiate creative terms.

@Matt Sanderson Great questions... yes up to 6%. Typically the 3/2/1 buydown is about 4.4% and the rest can go toward the closing costs or pre paids.
