After 10 weeks joining the Multifamily Strategy just put an offer yesterday on Property in Tampa FL area. Now the waiting game🙏

Rookie question but actually I need help. found an on market potential deal, but the listing agent wants pre approval or proof of purchasing power before turning over financials. They only want to deal with ‘serious buyers.’ They sent me to a lender to get “pre approved”, I told the lender I’m going to be putting the deal together and when I get a deal I will pitch it to potential partners and investors to come in for the equity. He said he can’t pre approve me bc he needs the financials on the deal to approve anything. So we are going in a circle, I know where to find investors but I have not presented anything to anyone bc I don’t have a contract yet. So what is the trick for getting the rent roll and t12 and financials on a potential multifamily deal when I don’t have the cash myself to prove I can buy it? Thank you in advance!
