Closing a deal is exciting… but consistent income is what builds freedom.
A lot of people get into wholesaling chasing that first big check and don’t get me wrong, that feeling is unmatched. But what changed everything for me wasn’t just closing deals… it was learning how to create a repeatable system that brings in opportunities consistently. Because one deal can pay you. But a system can pay you every month. If you’re in wholesaling right now, ask yourself: Are you chasing deals… or building a pipeline? Lately, I’ve been focusing more on: - Consistent lead flow - Better follow-up systems - Building relationships with serious buyers That’s where the real leverage is. what’s been your biggest challenge in staying consistent with deals?

@Phebe J I’m not sure, I don’t have systemization currently. Thanks for the response. I hope to get these things in place this year. I’ll keep a copy of this comment for review and any other tips from your operation would be extremely helpful and appreciated. What market (s) are you in?
Why your wholesale pipeline is failing.
Most beginners think the problem is not enough leads… but that’s rarely the issue. From what I’m seeing, it usually comes down to 3 things: - You’re targeting the wrong sellers (not motivated enough) - You’re inconsistent with follow-ups (this is where most deals actually happen) - You don’t have a clear system to track and nurture your leads -Wholesaling isn’t about chasing more people, it’s about working the right ones properly. Even as I’m building in the UK market, I’m realizing that structure beats hustle every time. If your pipeline feels dry, don’t just look for more leads…Fix the process first. what part of your pipeline do you think is breaking right now?

@Phebe J I’m not sure. I’m trying to not make this a big deal. It seems like the bigger deal it is, the larger the goal or the bigger the assignment fee that is possible, is…the more overwhelming the marketing seems. You know? And so if it isn’t a big deal and you go into it with the mindset of ā€œI’ll make some money for sure but it’s ok if it isn’t a lot at first, I’ll try this without expectations.ā€ I think people would get a lot further along with getting their infamous first deal hurdles. Having conversation conversations with people isn’t difficult. The difficult part is possibly being disappointed with the outcome.

I have access to Lis pendens in my county. I looked online only and I have https://www.courts.mo.gov/casenet/filingDateSearch.do?newSearch=Y Right and I have a records request. (Sunshine request) they have told me the list doesn’t exist. I’ve tried several times. I have not gone in person yet.
